$380k Electrical Burn in my 1 yr old Bld!
October 18, 2022
THE PROBLEM - Every electrical panel in a 1 -year-old building could be recalled
Square D is recalling 1.4 million electrical panels in the US. These panels were manufactured between February 2020 and January 2022.
This case study assumes a standard 250-unit apartment complex built in 2022 has these panels.
ELECTRICAL PANEL 101
We are discussing electrical panels such as would be in every new apartment and office building. These are typically located in the bedroom or hallway of every apartment. The difference here is that they will be clearly labeled as manufactured by Square D in the QO series.
These panels are from their Square D QO™ Plug-on-Neutral panel series. The problem is the possibility of a loose neutral ground wire that could cause thermal burn and fire hazards.
WHAT CAN I DO?
If your panel was installed before 2020, you are not impacted. To find the date of your panel, look at the label on the inside door of the box. Find the date code as shown in the picture. If your date code falls between 194871 – 221343, request a free inspection at this link.
Recommendations And Savings
We recommend that your Due Diligence specialist review the panels at the property to confirm your risk. Even if Square D pays for replacements, there will be tenant displacement, aggravation, downtime, and pain associated with these replacements.

Based on the standard 250-unit apartment complex using these panels including the clubhouse and 20 house panels, the exposure would be: |
|
Average cost per panel replacement | $1,400 |
Tenant displacement during replacement | Not included, but $$$ |
Number of panels | 272 |
Total cost | $380,800 |
Cost (if properly identified pre-purchase and recall is applied) | $0.00 |
(5-Year costs) – (Cost to repair) = | SAVINGS |
THE RESULTS
Review of the panels by a qualified person is needed.
If not identified, you cannot take these issues into consideration concerning the costs, aggravation, and downtime related to this for a new property.
